  All Cabins Are not Created Equally so When You Are Shopping for a Cabin to Stay Make Sure That You Compare Apple to Apple. Our Cabins Are Premium, Well Equipped in a Great Location at a Fantastic Price. Do Not Let the Low Prices Scare or Worry You. We Rent For Less so That in Today’s Market We Can Fill Up the Cabins, it is a Business Decision and Has Nothing to Do with the Overall Condition and/or Location of the Cabins but From Time to Time We Raise Our Prices When Certain Percentage of the Cabins are Booked Reserve Your Choice as Early as You can to Avoid the Last Minute Rush.

  Reservations May be Made Up to a Year in Advance. There is a Two-Day Minimum Stay All Throughout The Year Excluding Holidays and/or Special Days. As Stated Above Do not Let the Low Prices Scare or Worry You. We Rent For Less so That in Today’s Market We Can Fill Up the Cabins, it is a Business Decision and Has Nothing to Do With the Overall Condition and/or Location of the Cabins. Our Cabins Are Within the City Limit or a Short Distance From Gatlinburg or Pigeon Forge. Please Note : No Arrivals are Allowed on Thanksgiving, Christmas Day or New Year's Day.

  To Reserve a Cabin or a Chalet, Simply Use our SAFE, SECURE and CONVENIENT Online Booking Form or You May Call Our Office at

Please Be Advised That Reservations Taken Via Telephone Are Subject to a Nominal Processing Fee but This Fee is Waived for All Bookings Completed and Confirmed Via our Online Reservation System. Should You Choose to Book Via Telephone; Please Have Your Credit Card, the Dates of Your Arrival & Departure as Well as Your Property Requirements Available When You Call. All Reservations Require a Valid Credit Card. After Your Reservation is Completed We Will Immediately E-mail You a Confirmation Letter Outlining the Arrival Date, Departure Date, Copy of the Policy and All Pertinent Charges. Please Review Your Venue and if There Are any Errors Please Notify our Office Immediately, We Will Be Glad to Correct Your Venue.   The Cleaning Fee Subsidizes the Overall Cleaning of the Cabin: Sweeping, Mopping the Floors, Dusting, Sanitizing the Kitchen(s) and Bathroom(s), Professionally Laundering the Linens and Towels, Re-making the Bed(s), Setting up the Bathroom(s) with Towels and Paper Products, Draining, Sanitizing, Re-filling and Checking the Chemical Balance of the Outdoor Hot Tub (Please Use it at Your Own Risk) Among Many Other Duties to Insure the Cabin is Clean and Ready for Your Arrival.

  It is Important to Note That There are Certain Health Risks That are Associated with the Use of Spas, Saunas, Hot Tubs and Swimming Pools. Proper Use of Hot Tub and/or Jetted Tub is at the Discretion and Sole Responsibility of the Registered and Non-registered Guest(s). It is the Responsibility of the Registered Guest to Inform Anyone Using These Facilities. The Hot Tubs Are Cleaned and Sanitized After Each Check out. The Instruction in How to Use the Hot Tub Will be Provided Via the Direction and Policy instruction Which Will be E-mailed to you Two Weeks Prior to Your Arrival. Owners Change the Amenities and/or the Decorations From Time to Time so Please Check the Amenities List of Each Cabin to Ensure That the Cabin is Equipped With a Hot Tub. A Picture of a Hot Tub on Our Web Site or Other Web Sites Does Not Mean that the Cabin is Equipped with a Hot Tub so Again Please Check the Amenities List Provided on the Web Site.

  No More Than Two (2) Pets are Allowed in Pet Approved Vacation Homes. We Require a Non- refundable Fee of $45.00 for one Pet and $65.00 for Two Pets to Cover the Extra Cleaning. This Charge Does not Cover any Damages Caused in Excess of the Fee. (More Than 2 Pets Please Contact our Office for Cabin Owner’s Permission). Please Make Sure that There is a Constant Supervision for the Safety of Your Pet as Well as the Protection of the Cabin. We Do not and Can Not Allow Pets in Vacation Homes That Do not Accept Pets.

  All Our Cabins/Homes Provide Bed Linens, Two Towels Per Person and Hand Towels Along with a Starter Supply of Paper Towel and Toilet Paper. The Cabin is Cleaned and Hot Tub is Drained, Sanitized and Refilled. The Beds (Except Sofa Beds) Are Made Prior to Your Arrival. The Daily Maid Service is not Provided and Guests are Expected to Launder the Towels, etc., as Needed During Their stay. You Can Request a Housekeeping Service or Extra Towels During Your Stay at an Additional Charge.

  The Majority of Our Cabins are Equipped with Gas, Wood Burning or Electric Fireplace(s). In Homes with Wood Burning Fireplace(s), Due to Newly Adopted Insurance Regulations the Guests Must Supply the Firewood. In Homes with Gas Fireplace(s) the Tanks are Either Filled or Pipelined to the Cabin/Chalet. The Fireplaces are Functional During the Cold Season Only. Please Check the Amenities List of Each Cabin.

  Please Be Advised That Sleeper Sofas, Sofa Beds and Roll Away Beds are Generally Recommended for Children and not Adult Use. The Sleeping Sofas or Roll Away Beds are Fragile and are not Recommended for Adults. We Do our Best to Ensure that the Sleeper Sofa(s) are in Good Working Condition so Please use Utmost Discretion.

  The Rental Cabins/Chalets Managed by Cabins of Gatlinburg, LLC are Privately Owned and Decorated and Furnished to Suit the Owner’s Taste and Needs, Do not Assume or Take for Granted that a Vacation Home Has All the Amenities You Require, the Following Items are Some and ( NOT All ) of the Basic Amenities You Will Find in All of our Rental Homes: A.C., Refrigerator, Stove, Dishwasher, Toaster, Coffee Maker, Basic Pots and Pans, Dishes, Flatware, Utensils, TV(s), DVD(s) VCR(s) (As Listed), Fire and Smoke Detector(s), Bed Linens, Pillows, Towels, Washcloths, Paper Towel(s) and Paper Products Paper to Meet the Cabins Maximum Occupancy. Items That are not Supplied Include: Kindling or Fire Starters, Fire Wood, Shampoo, Soap, Cribs, Laundry Detergent, Charcoal, Dishwashing Liquid, Plastic Wrap, Aluminum Foil or any Food Item(s).
Some Cabins have Locked Owner Closet(s) Reserved for Owner’s Personal Item(s). Please Respect the Owner’s Privacy in These Areas.

  All Cabins are Equipped with Basic Necessities but if You Are Planning on a Large Cook Out You May Want to Bring the Necessary Tool(s). We Provide an Ample Supply of Dishes, Utensils, Drinking Glasses and Pots & Pans to Accommodate the Number of Guest Each Cabin is Equipped to Entertain. During Longer Stays it is Advised to Bring Along Additional Towels, Beach Towels, Laundry Detergent, Dishwashing Liquid, Coffee, Soap, Shampoo as Well as any and All Necessary Everyday Items You Use at Your Home.

  In Order to Insure That Properties are Maintained and Returned to its Original Condition a Security Deposit Hold (NOT A CHARGE) Equaling to 50% of Your Stay Will be Placed on Your Credit Card on the Day of Your Arrival. The Hold Will Remain in Effect for Up to 24 Hours After Your Departure. If There are no Damages or Extra Cleaning Charges the Hold Will Be Released. No Refund Will Be Displayed on Your Credit Card Statement Since This is Only a Hold and Not a Charge. In the Event Extra Charges Exceed the Deposit Held the Registered Guest(s) Accept All Responsibilities to The Cabin and Authorize Cabins of Gatlinburg, LLC. to Charge the Credit Card Held on File Accordingly.

  The Credit Card You Provide to Cabins of Gatlinburg, LLC. Will Be Charged Electronically (Without any Human Intervention/Handling), by Accepting the Terms of this Agreement Sent Via E-mail You Verify That You Are the Authorized User of the Said Credit Card and Have Agreed to the Terms of This Agreement. The Remainder of Your Reservation Charges Will be Processed at Least Two Weeks Prior to Your Arrival. You Hereby Authorize Cabins of Gatlinburg, LLC. to Charge the Amount That Was Disclosed to you Upon Reservation/Confirmation to Your Credit Card. You Further Agree any and All Damages to the Cabin to be Charged to The Credit Card(s) on File. Please Be Aware that We DO NOT Issue Refunds Nor Replacement Due to Malfunctioning Item(s), Weather, Road Condition, Traffic, Early Check Out or no Shows. The Reservation System Will Automatically Charge Your Credit Card for the Balance at Least Two Weeks Prior to Your Arrival and if the Charges Are Not Authorized or Denied For any Reason Whatsoever a $35.00 Charge Will Be Added to Your Stay.

The Entire Content of Our Reservation Policy Will be Provided to You in Four Occasions.

You May Cancel Your Reservations by Observing the Following Policy.

 

  1. 1-15 Days Prior to Your Arrival and No Shows. Due to the Fact That We Won’t Be Able to Re-rent the Cabin no Refunds Will Be Issued.
  2. 16-30 Days Prior to your Arrival 50% of the Entire Reservation Amount (Not reservation Fee) Will Be Refunded.
  3. Over 31 Days 25% of the Entire Reservation Amount Will Be Refunded.
  4. Change of Venue is Permitted Only Once and One Night of Rental Fee Will Be Charged to Your Original Reservation Total.


   

Accidents & Damages.


  PLEASE NOTE : Per Policy Check Marked Under the Rental Policies and Procedures Prior to Making Your Reservation You Had Thereby Agreed and Authorized Cabins of Gatlinburg, LLC. That any and All Damages Caused by you or Your Guest(s) Would be Charged to Your Credit Card.
