American Realty & Cabin Rentals AKA American Cabins is striving in making sure that your vacation or family gathering in the Smokies is a pleasant and memorable experience and in order to minimize the problems you might encounter we have created this detailed policy statement. We highly recommend reading all of the following information to avoid any confusion or misunderstanding.

To reserve a cabin or a chalet at anytime, simply use our SAFE, SECURE AND CONVENIENT Online Booking Form. Or you may call our office at 1-800-251-9973 From 9:00 A.M. till 6:00 P.M. Please be advised that reservations taken via telephone are subject to a $25 processing fee. This fee is waived for all bookings completed AND CONFIRMED via our Online Booking Form. Should you choose to book via telephone, please have your credit card, the dates of your arrival and departure and your property requirements available when you call. ALL RESERVATIONS REQUIRE A VALID CREDIT CARD NUMBER ON FILE. After your reservation is made we will immediately email you a rental agreement and a detailed copy of the policy, if you have any questions and or comments in regard to this agreement you must inform us immediately.

Reservations may be made up to a year in advance. There is a two-day minimum stay all throughout the year excluding holidays and or special days; with every 7-day and longer reservation you will receive a night free. Discount is not automatically processed but please make sure that you ask for this discount. No arrivals are allowed on Thanksgiving, Christmas Day or New Year's Day.

Full payment of rent, cleaning fee, taxes and any other applicable fees will be processed at least two weeks prior to your arrival date. Acceptable payment methods include check, money order, Visa, MasterCard. Please be sure to put the reservation number on the check for proper credit. For reservations made less than thirty (30) days prior to check-in payment must be charged to your credit card. Policies and rates are set at the time of booking. Please note that for all reservations you must have a valid credit card number on file.
In addition to your rental charge, all reservations will be charged a cleaning fee and state/local taxes. Other applicable miscellaneous fees can be applied such as pet fees, etc.

You may cancel your reservations by observing the following policy.
1-14 days prior to your arrival & no shows, no refunds will be issued.
15-30 days prior to your arrival 50% of the entire bill will be refunded.
30 days and over prior to your arrival an administrative fee of $45.00 will be charged and the rest will be refunded.
We will try to accommodate you in any way we can and if the cabin of your choice is somehow not to your taste we will try to locate a replacement but if there are no replacements available no refunds will be issued.

The credit card you had initially provided to American Cabin Rentals will be charged electronically, by accepting the terms of this agreement sent via e-mail you verify that you are the authorized user of the said credit card and have agreed to the terms of this agreement.
You have authorized American Realty & Cabin Rentals to charge the amount that was disclosed to you upon reservation to your credit card.
Note : We do not keep your credit card number on file. After your departure the cabin will be thoroughly checked and your file will be deleted.

In order to insure that properties are maintained and well cared for, as a security deposit, a charge equaling to one night will be placed on your credit card the day of your arrival. The hold will remain in effect for up to seven (7) days. If there are no damages and/or extra cleaning charges the hold will be released by your credit card company. No refund will display on your credit card statement since this simply is a hold and not a charge. In the event extra charges exceed the one night, the guest's credit card will be charged the entire amount for all damage and/or extra cleaning fees.

All cabins and or chalets are managed by American Cabins are privately owned and are decorated and furnished to suit the owner's taste and needs. Accommodations and amenities vary from cabin to cabin so PLEASE make sure that you inquire about all of your specific needs prior to making your reservation. The following is a list of basic items you will find in all of our Cabins and Chalets: Heat & A/C, refrigerator, stove, microwave, toaster, coffee maker, irons & ironing boards, basic pots & pans, dishes, flatware, utensils, TV(s), DVD(s) and/or VCR(s), fire extinguishers & smoke detectors, bed linens, pillows, towels, washcloths and bath mats along with a starter supply of bar soap, dish soap, and paper goods to meet the home's maximum occupancy. Items that are NOT SUPPLIED include charcoal, cribs, kindling and/or fire starter, extra blankets, laundry soap, plastic wrap, aluminum foil, coffee filters, condiments, perishable food items or spices.

It is important to note that there are certain health risks that are associated with the use of a hot tub, spa, sauna and/or swimming pools. Proper use of hot tub and/or jetted tub in or about the rented premises described herein, during the term of this agreement, is at the discretion and sole responsibility of the signer of the rental agreement, herein know as the "Guest". It is the responsibility of the registered guest to inform anyone using these facilities during the term of the stay of the potential hazards.
Never sit or stand on any hot tub cover - it will not support a person's weight. A $350.00 charge will result for a damaged and/or broken hot tub cover.
Please notify the office of existing damage upon your arrival. Keep covers closed and locked while not in use.
The water fill line needs to be above the skimmer ( the circulation window )

All of our cabins are equipped with either gas or wood burning fireplace(s). In homes with wood burning fireplace(s), we supply the firewood during the winter months. In homes with gas fireplace(s) the tanks are either filled or pipelined to the home

Because our cabins and/or chalets are privately owned, the number of TVs, VCRs and DVDs are noted in the amenities section however all cabins are equipped by satellite or cable available in that particular area.

A professional pest control company sprays all vacation homes regularly.
|
All our homes provide bed linens, towels per person and hand towels along with starter supply of bar soap and dish soap, paper towel and toilet paper. The house is cleaned and hot tub is drained, refilled and sanitized. The beds (except sofa beds) are made prior to your arrival.
The daily maid service is not provided and guests are expected to launder the towels, etc., as needed during their stay.
You can request a housekeeping service or extra towels during your stay at an additional charge.

No more than two (2) pets are allowed in pet approved vacation homes. We require a $35.00 non-refundable fee to cover the extra clean up. This charge does not cover any damages caused in excess of the $35.00 fee.
Please make sure that there is a constant supervision for the safety of your pet as well as the protection of the cabin.
We do not and cannot allow pets in vacation homes that do not accept pets ( $500.00 fee will be applied for non-compliance)
Registered guest(s) assume(s) all responsibilities to the cabin.

Our homes are to be used for the QUIET enjoyment of our guests and NOT to be used for parties, large gatherings or receptions beyond the sleeping capacity of the home.
"Disturbing the Peace" may result in eviction and/or loss of security. The capacity of the home is stated on the amenities section of this web site.

Electricity, Cable, satellite, telephone, gas and water service are not under the control and cannot be guaranteed by American Cabins however we will contact the appropriate agencies to inform them as to the nature of the problem. No refunds will be issued due to any interruption of any utilities that are beyond our control.
