How do I make a reservation?
You can make your reservation at anytime by using our SAFE, SECURE AND CONVENIENT Online Booking Form. Or, you may call our office at 1-800-522-6469 From 9:00 A.M. till 6:00 P.M.
Please be advised that reservations taken via telephone are subject to a $25 processing fee. This fee is waived for all bookings completed AND CONFIRMED via our Online Booking Form.
What is provided?
Linens, towels, paper towel, trash bags, toilet paper, bath soap, dish soap, dishwasher soap.
What to bring?
Food, salt, pepper, charcoal and lighter fluid for charcoal grills, laundry detergent for units with washer/dryer, starter logs/kindling wood burning fireplaces (Firewood is supplied), alarm clock, flashlight, and all
What is not provided?
Plastic wraps, Aluminum foil, etc.
Who owns these cabins?
All of our properties are owned by individuals like yourself (who have purchased them as vacation homes or investments)
Who decorates these cabins?
Mostly decorated by the cabin owners but from time to time the decorations and features may change but the amenities are stated on the amenities page for your convenience.
How do we get there?
The directions to the city will be provided by http://mapquest.com and the address and the directions to the cabin will be provided two weeks prior to your arrival.
Do we need to clean the rental before we leave?
You're not expected to do any actual "cleaning", but you are expected to leave the unit in a broom clean condition, the dishes must be washed and all the garbage needs to be placed in the outside garbage can. To avoid an extra cleaning charge PLEASE clean up before you leave the cabin.
Do you allow pets?
Yes, some of these cabins do allow pets but only at the owners’ discretion.
Are the hot tubs cleaned and sanitized?
Yes, the hot tubs are cleaned, filled and sanitized prior to your arrival.
What is your policy for cancellation due to circumstances beyond our control?
You may cancel your reservations by observing the following policy. 1-14 days no refunds, 15-30 days 50% refunds and 30 days and over $45.00 administration charge will be deducted and the rest will be refunded.
Are there any grocery store(s) nearby?
There are grocery stores within approximately 10-20 minutes from all the cabins, but for convenience do you grocery shopping prior to your arrival.
Can we stay longer than our original reservation?
Yes, if the cabin you are staying is not reserved you may stay longer but if it is we will try to locate another cabin. The nightly charges will be assessed accordingly.
Can we pay by Check or Money order?
Yes, we must receive the funds no later than third business day after your reservation but the credit card number must be provided as a source of security.
Where are these cabins located?
Majority of these cabins and/or chalets are located within a short driving distance from the cities of Gatlinburg and Pigeon Forge.
What is the check in time?
4:30 P.M. or after
Although not very usual we do reserve the right to clean the cabin after your arrival if we are faced with an unusually a heavy cleaning schedule. We appreciate your patience.
What is the check out time?
10:30 A.M. or before
Due to courtesy to the next guests coming in, there are no exceptions to this rule. We appreciate your understanding.
Is there a deposit required?
Yes, there will be a 50% charge upon making your reservation and the other 50% will be charged two weeks prior to your arrival or upon emailing the directions.
What methods of payment are accepted?
Money Order, Check, Master Card, Visa.
Is there a security deposit?
Your Credit Card will be a used as collateral in lieu of an actual security deposit and by making your reservation you agree to abide by the policies provided and in case of an unreported damage or excessive clean up we do reserve the right to place the actual encored charges onto your credit card.
How old do you have to be to rent from American Realty & Cabin Rentals?
21 years an older. No one under the age of 21 will be permitted without a chaperone; this is strictly enforced so ask questions before making your reservation.
What is your cancellation policy?
You may cancel your reservations by observing the following policy.
1-14 days prior to your arrival & no shows, early departures no refunds will be issued.
15-30 days prior to your arrival 50% of the entire bill will be refunded.
30 days and over prior to your arrival an administrative fee of $45.00 will be charged and the rest will be refunded.
We will try to accommodate you in any way we can and if the cabin of your choice is somehow not to your taste we will try to locate a replacement but if there are no replacements available no refunds will be issued.
What is the cancellation policy due to circumstances beyond our control?
We cannot and DO not refund any money due to circumstances beyond your or our control.
You may speak to your travel agent or secure travel disruption insurance. Go to http://google.com and find an agent online.
Is there a minimum nights stay?
Yes. There is a 2 night minimum. If you are interested in 1 night only, please contact our office at 1-800-522-6469. We only accept one night reservation if there is a vacancy in between two prior made reservations.
Do you supply wood for fireplaces?
We do provide wood for wood burning fireplaces from October 1st through April 15th.
What are the occupancies for each Cabin or Chalet?
Occupancy for each Chalet or Cabin is provided by amenities of each chalet or cabin.
What is the policy due to early departure?
No refunds will be issued due to early departure.
